  1. Callout 1. The problem: Rain and runoff soak the ground around the house. Downspouts and the fall of the lot decide how much of it arrives.
  2. Callout 2. The problem: It pushes through the block wall and up through the dirt floor, and the crawl space is the low point it collects in.
  3. Callout 3. The system: A perforated pipe in a gravel trench around the inside perimeter catches it below the level of the ground you crawl on.
  4. Callout 4. The system: It runs to a sump basin at the low point, where a pump lifts it out — sized to the water it actually has to move.
  5. Callout 5. The system: The discharge line is routed far enough from the house that the same water does not simply come back.

  1. Callout 1. The problem: Bare earth gives off water continuously — gallons a day under an average house — and that air ends up on your first floor.
  2. Callout 2. The system: A reinforced liner goes down over the ground and up the walls, sealed at the seams, the piers and the perimeter. The edges are what fail on a cheap job.
  3. Callout 3. The system: Vents and access get sealed and the perimeter walls insulated — a vented crawl space just pulls humid summer air in against cool surfaces.
  4. Callout 4. The system: A dedicated dehumidifier holds the space around fifty to fifty-five percent, which is the range where mold will not get started.
  5. Callout 5. The system: Where the ground is wet, drainage and a sump go in first. Water that is actively running in will just float on top of a liner.

How the repair works

  1. Callout 1. The problem: Years of ground moisture under the crawl space. Damp wood loses strength, and damp ground gives way under whatever is standing on it.
  2. Callout 2. The damage: The support settles, the girder goes soft and dark, and someone stacks shims under it to buy a few more years.
  3. Callout 3. The damage: You feel it upstairs first — a floor that slopes, bounces, or has opened a gap at the baseboard.
  4. Callout 4. The system: Adjustable steel supports on poured footings take the load, brought up gradually to measured elevations. Forcing a floor cracks everything above it.
  5. Callout 5. The system: Rotted joists get sistered or replaced, and the ground gets sealed and drained so the wood stays dry this time.
